
Step 2 – How To Post
In Step 2, you’ll find step by step instructions on 1. How to find listings, 2. How to prep for posting and 3. How to post each listings.
If you ever get stuck on a step, simply go back.
Step 2b:
* When you get to the next screen, click Price
* Type in $100,000 – $450,000
* Then click Done
* Make sure your screen looks like the photo to your right.

Step 2c:
* Next, click Property Type
* Click House
* Then click Done
* Make sure your screen looks like the photo to your right.

Step 2d:
* Next, click Listing Status
* Click Existing homes, Hide pending/contingent, Hide foreclosures and Hide 55+ community
* Then click Done
* Make sure your screen looks like the photo to your right.

Step 2e:
* Now you are ready to find your first listing. Click on the first house of your choice
* Make sure: 1-the listing has at least 10 photos. 2-Look through all photos making sure that no walls are missing, no rehab work is needed and the property is move-in ready. 3-It can be occupied but no repairs can be needed
* Scroll down to Monthly payment and click edit. In Down Payment percentage, type in 3.5%. In Interest rate, type in 8.0%, then click Update and close
* The monthly payment will update. Remember this amount as you will round it to the nearst quarter in a future step.
* Make sure your screen looks like the photo to your right.
Step 2f:
* Creat a folder on your desktop and name it PhoneOps then click to open that folder
* In the new folder, create another folder and name it the property’s address. This will keep you organized with all your listings
* Go back to your listing and download all the photos into the property address folder
* Make sure your folder looks like the photo to your right.

Step 2g:
* Click the logo to your right to download the Property Listing form and save it in the property address folder then open to start the edit
* Everything that is highlighted in Yellow needs to be changed to reflect your current listing
* Go back to your listing and copy & paste the following onto the form: Sqft, city or neighborhood, sqft lot, etc
* Earlier, the calculations for the monthly payment was $1,964. Round to the nearest quarter and the new monthly payment is $1,975. Put $1,975 on the Property Listing form
* Posting Description – this is found in Property Details on the listing. Read it and make sure to not include any listing agent’s info
* Cross street which can be found by clicking Neighborhood & schools then zoom in on the map
* Make sure your form looks like the photo to your right.
The first part is complete.
Now it’s time to post your listing on Craigs List.
Follow these steps below.
Step 2h:
* Click the logo to your right to go to Craigslist.org, scroll to the state and click the city or area closes to property in your listing
* Under the housing tab, click real estate for sale then on the top right, click post, housing offered and real estate – by owner
* Copy the information from the Property Listing Form and paste onto the listing on Craigs List
* For price, put in the monthly payment. In sqft, put the square footage. In this section, select the right options based on the property
* Always select w/d hookups for laundry
* In Available on, select today’s date
* Type in your email address, click Show my phone number and enter your name and contact number
* Click Show address and type in the street, cross street and city
* Click Continue and on the next screen, click continue again to confirm location. The next screen will allow you to upload your photos follow the next step first prior to uploading all your photos
Step 2i:
Go back to your PhoneOps folder that’s on your desktop and follow these steps to edit the first photo:
* Right-click the 1st photo, go to Open with then click Paint
* Under the Home Tab, click the A, Edit colors, click a color of your choice, click ok, select an area overtop of the photo then type: 100% Financing for this house OR $0 Down for this house. Call Today! Be creative.
* You can make the words big enough to expand the top of the photo. You can also make the words bold to stand out more. Click save and close out
* Make sure your photo looks like the photo to your right.
* Now go back to Craig’s List as you are ready to upload your photos
