If you found an income-producing property that you really want to buy but the Seller stated that they can’t or won’t do a Seller 2nd, well no worries, PhoneOps is here to save the day! With a PhoneOps 2nd, you are now able to get the property that you want without asking or begging the Seller to do a 2nd. PhoneOps Investors will do a 75% LTV 1st lien, PhoneOps will do a 15% LTV 2nd lien and you as the Borrower will only have a 10% down payment.

 

This is an amazing program because instead of putting the standard down payment of 25% to 35%, you can benefit from this program by putting only 10% down. No Brainer!!!

* An Appraisal will be needed

* MIN FICO: 650 & up

* Loan amount: $100K to $5M

* Rate: 5% to 10% 

Term: 1yr to 2yrs – PITI

* Use Appraisal from 1st lien 

* Close within 14 days
