Step 2Listing Agents

 

In Step 2, you’ll find step by step instructions on how to find listings and the Listing Agents attached to the listings. If you ever get stuck on a step, simply go back.

 

Step 2a:

 

* Go to: www.LoopNet.com, you can also click the LoopNet logo to your right

 

* Click For Sale tab

 

* Then type in the city & state of your choice

 

* Remember not to contact Listing Agents in the following states: AZ, CA, ID, MN, ND, SD, NV, OR, UT & VT.

 

* When it appears in the drop down, click it and it will take you to the next screen

 

Step 2b:

 

* When you get to the next screen, click All Filters

 

 

 

Step 2c:

 

* Starting from the left side, Click Multifamily and click the arrow next to it

 

* Uncheck Dormitory and Manufactured Housing/Mobile Home

 

* Uncheck Business for Sale

 

* Uncheck Vacant/Owner-User Properties

 

* Click Condos and Exclude

 

* Click Portfolios and Exclude

 

Your 1st column should look like the column to your right.

 

 

Step 2d:

 

* 2nd Column should already be done. If you want to change the State and City, you can or if there aren’t much listings, you can remove the city

 

* Now working on the 3rd Column, uncheck Auctions

 

* Type in $100,000 to $2,000,000

 

* Leave the remaining fields blank

 

*  The 4th column is also blank

 

* Click Search

 

 

Your 3rd column should look like the column to your right.

 

 

Step 2e:

 

* Now you should see a bunch of listings

 

* Click on the 1st listing then look at all the photos of the property

 

* If the property needs work, go back to the main listings and click on the next listing. 

 

* If the property is in good condition and is Tenant Occupied, proceed with the listing

 

*  Click the Message Button on your right

 

 

Properties can’t be vacant and it must not need any major work. If you see beems, a wall is out, roof is collapsed or windows borded up, it’s a NO GO. Average Occupancy must be 90% or higher!

 

Step 2f:

 

* When the message box opens, put in your information

 

* Copy & paste the following message into the message box

 

Hello, I just viewed your listing; give me a call as soon as you can.

 

Thank you!

 

* Check the box then click Send Email

 

 

Your message box should look like the message box to your right.

 

 

Step 2g:

 

* After clicking the Send Email button, you’ll go back to the listing

 

* Now click the Call button

 

* The Listing Agent’s contact number will appear

 

 

Now it’s time to start building a document that contains all your Listing Agents. View the next step to proceed.

 

 

Step 2h:

 

* Click the Google Docs logo to your right and open ListingAgents.xlsx

 

* Enter the Listing Agent’s information onto the form to keep track of all Realtors you call

 

* Keep in mind that Listing Agents may have multiple listings so always keep your form organized in alphabetical order so that way, you will not be calling the Listing Agent twice.

 

 

 

Step 2i:

 

After sending the message to the Listing Agent and adding the Agent to the form, you should be ready to make your first call.

 

* If you haven’t already, click the logo to your right to download the script. 

 

* You should have studied the script and Roled-Played with someone by now. If you haven’t, do so prior to making your calls.

 

* After calling the Listing Agent, add the results to the form and move on to the next listing.

 

* Do your best to repeat these steps until you have called at least 10 Listing Agents before taking a break.

 

* Try to reach the minimum goal of calling 25 Listing Agents Per Day. Always leave a message including your name and contact number along with the address of the listing and always make follow-up calls everday.
