Step 5 Google Ad Instructions

 

In Step 5, you’ll find step‑by‑step instructions on how to create and launch a Google Ad campaign. This section will guide you through setting up your account, choosing the right campaign type, selecting keywords, writing effective ad copy, and setting a budget that aligns with your goals as a Commercial Loan Officer.

We want to ensure you feel confident with each step so your ads are compliant, professional, and positioned to generate quality leads.

 

1️⃣ Create or log into your Google Ads account

2️⃣ Choose the right campaign type

* Go to ads.google.com

 

* Sign in with your Google account

 

* Choose your country, time zone, and currency

You have two main options if you don’t want to send people to a website:

 

* Call campaign – ad makes people call your phone number

 

* Lead form extension – ad lets people submit their info (email, phone) directly in Google

 

For phone‑only, use a Call campaign.

3️⃣ Set up a Call campaign (phone number only)

4️⃣ Write your call ad

* Click “New campaign”

 

* Choose “Create a campaign without a goal’s guidance”

 

* Select “Search” or “Video” (Search is easiest to start)

 

* Under campaign subtype, choose “Call campaign” or create Call ads inside a Search campaign

 

Then:
* Enter PhoneOps Funding LLC as business name

 

* Enter your phone number (this is what people will call)

 

* Set your location targeting (e.g., United States, specific states, or cities)

 

* Set your daily budget (e.g., $5–$20/day to start)

 

Google will show your ad with a “Call” button—when people tap it on mobile, it dials your number.

You’ll be asked to fill in:

* Headlines (up to 2)
    * Example: “Commercial

 

Loan Approvals Fast”
    * Example: “Talk to a Loan Specialist Today”

 

* Descriptions (1–2 lines)
    * Example: “Nationwide NON‑QM commercial loans. Call now to discuss your deal.”

 

* Business name
* Phone number

 

Save the ad—now your ad is eligible to show and send calls directly to your phone.

5️⃣ Capture email leads (optional)

6️⃣ Turn this into money for you, this is the play:

If you also want emails without a website, use Lead form assets:

 

* In Google Ads, go to Ads & assets → Assets

* Click the “+” button and choose Lead form

* Create a form that asks for:

* Name

* Email

* Phone

* Attach this lead form to a Search or Video campaign

 

People can submit their info inside Google, and you can download the leads or connect them to your CRM.

* Call ads → send people directly to your number

 

* Lead form ads → collect borrower / CLO candidate info (name, email, phone, loan type, state)

 

* You call them back, qualify, and move them into your pipeline (borrowers or new CLOs)

 

It would be best to test your Campaign for at least 2 to 3 months, watch how many clicks you get and how many applications you get.

 

Edit/adjust the your message based on the performance.
