It is very important to follow each step of the Training Site every day!

Step 1a:

Your Role

There are 3 steps that describes your main purpose as a Commercial Loan Officer. View these steps to your right.

These three steps are you main priority as a CLO. We are going to call this the 3-Steps to Success.

Make this apart of your Daily Routine to do everyday in order to be successful.

3-Steps to Success

1: Originate Commercial Loan Opportunities — Source and originate commercial loan opportunities nationwide while working directly with borrowers, investors, and real estate professionals.

2: Engage Listing Agents — Contact Listing Agents regarding their active listings to discuss strategies for attracting qualified buyers through PhoneOps financing solutions.

3: Master PhoneOps Programs — Fully understand PhoneOps programs and guidelines to enhance your marketing efforts and confidently present loan options to clients and partners.

Step 1b:

Setting up your Voicemail

Since you are using your own dedicated phone line, you must keep this professional and change your current voicemail to the voicemail message to your right.

Checking your voicemail and responding back to potential Clients is MANDATORY. You must do this every day several times throughout the day.

Voicemail Message

Hello, you reached Mrs. / Mr. (your first and last name) with PhoneOps Funding, LLC. I am currently unavailable assisting others.

Please leave your name, contact number, e-mail address and the nature of your call and I’ll respond within 12 hours.

Step 1c:

PhoneOps Programs

As a CLO, it is very important that you know and learn all PhoneOps Programs. Click the logo to your right to gain access to the Products Page, watch the video to get a good understanding of the 3-Step Process to Loan Approval then click on each of the programs to understand the programs.

Each program has guidelines. Click the Guideline logo to read the guidelines in detail. PhoneOps has many programs so if you only want to specialize in just a few programs, pick the best programs you want to specialize in, study those guidelines and as you grow, you can add more programs later.

Step 1d:

CRM System

It is very important to have a CRM system (Customer Relationship Management) in place in order to stay organized and to improve relationships with potential Clients and Listing Agents.

Click the logo to your right to view the Top 10 CRMs. View the list and select the best CRM that fits you. Most offer free CRM, some offer free trials to test them out or you can have a paid plan, you decide.

Having a CRM provides automated time-consuming tasks and manages leads, opportunities, events, cases, products and services in one place. It also provides accurate reporting and analytics to measure the effectiveness of your marketing efforts.

Step 1e:

PhoneOps E-mail Account

After you get your 1st loan closed, you’ll be eligible for a PhoneOps Company Email. Once your account is created, you’ll receive an email with instructions on how to setup. We do recommend that you set your PhoneOps E-mail Account on your cell phone as well as your desktop and/or laptop in order to respond to emails quickly.

Click the logo to your right to gain access to the login page. Once you receive your company email address, enter that into the email address box then the default password: P1594495177 then click Log In to gain access to your company email.

Your current email address will be cc’d on all incoming e-mails as your PhoneOps E-mail space is limited. You are required to check your account everyday throughout the day and delete messages in your Inbox as well as your Sent folder to keep storage available. Remember to include your PhoneOps E-mail on all marketing materials.

Step 1f:

Follow-Up Calls & Emails

It is very important to do follow-up calls along with responding to emails EVERYDAY! It is very important to stay in contact with each person that called, left a message and emailed you as you don’t want to lose that person as a potential client.

PhoneOps also want to keep a HIGH QUALITY CUSTOMER SERVICE RECORD so remember, keeping in contact with each Potential Client, returning calls & responding to emails on a daily basis is MANDATORY!

Step 1g:

Goals & Expectations

To support your growth and ensure consistent production, each CLO is expected to meet PhoneOps Weekly and Monthly Performance Goals. Every CLO must submit a minimum of One Borrower per week for loan approval.

To count toward this weekly requirement, the borrower must complete the full 3‑Step Process, ensuring that each submission is complete, qualified, and ready for review. This standard helps you build momentum, stay engaged with your pipeline, and maintain a steady flow of opportunities.

In addition to the weekly submission requirement, each CLO is expected to maintain a minimum closing rate of at least One Funded Client per month. PhoneOps has intentionally set these goals at some of the lowest levels in the industry to reduce pressure while still providing structure, accountability, and a clear path to success.

These goals are designed to give you initiative, help you stay active in the field, and ensure you continue developing the habits that lead to long‑term residual income and professional growth.
