DOWN PAYMENT:
With this program, your down payment amount is $0.00. Yes, this is For Real! However, this doesn't mean that there wouldn't be other costs & fees. You have the Mortgage Side which is no down payment but then you have the Real Estate side. View below to get a better understanding.
EARNEST MONEY DEPOSIT:
On the Real Estate side, when you find a property, an agreement of sale is signed by you and the Seller. Now the property will be Pending and you have to pay a Earnest Money Deposit to take the property off the market meaning no one else can view the property as its under contract.
The Earnest Money Deposit amount is $500 for properties under $50,000 and $1,000 for properties over $50,000 and this is paid to either the Title Company or the Listing Agent but keep in mind, the Listing Agent and/or Seller has the right to request more Earnest Money Deposit in order to accept your offer. PhoneOps does not collect these funds from you. Your Earnest Money Deposit will go towards your closing cost at settlement.
CLOSING COST:
When you have settlement, there are fees associated with closing. The Title Company has fees to prepare for closing, there are transfer fees, recording fees, mortgage doc fees, deed doc fees, intangible fees, other Title Company fees and Lender fees. All these fees are collected at closing. It can range from $1,500 to $7,000+ depending on the sale's price and the state the property is in.
Most Lenders charge anywhere between $500 to $1,000 in fees so that's not that bad. To get an idea of what Title Companies charge, go to:

All Fees, put in the basic information and click next. This is just to have an idea of what the Title Company will charge on top of what the Lender will charge. As a reminder, you don't have a down payment and your
Earnest Money Deposit will go towards your closing cost.
OUT OF POCKET COST:
Other than the Earnest Money Deposit and the Credit Pull fee of only $45, when the time comes, you'll have to pay for an appraisal report and that payment goes directly to the Appraisal Company. That fee can range anywhere between $450 and $675 depending on the state & the type of property.
SELLER ASSIST:
You may get up to 6% of the Sale's price to go towards your closing cost. When we assign you to a Realtor, he or she will negotiate back and forth with the Listing Agent to get assistance for you on your behalf so this is a
PLUS for you.
Example: Say the property you want is $150,000 and your Assigned Realtor was able to get you 5% Seller Assist. 5% of $150,000 is $7,500. If your total closing cost is $8,400, you only have to bring $100 to closing minus your Earnest Money Deposit. This extra money will definitely help you with closing cost so the Realtor that we will assign you to will work hard getting these additional funds for you.
